For all things, a season. This old adage holds true in nearly every instance imaginable, even real estate. It makes sense that seasons and weather affect everything about the real estate market, from average prices homes are sold for to the number of properties sold. Driving from house to house during a rainy period can be a miserable experience, while the feeling of summer sun on a shopper's face may help them feel more at home in a prospective house. Choosing to sell your home during the right part of the year can help increase the chance it will be bought, and can even increase the amount of money it sells for.
Generally speaking, spring is usually the best time to place your property on the market. A wide variety of factors contribute to this, not merely effect that the budding flowers and wonderful weather have on your homes ambiance. Tax refunds have just been issued, helping families to make a down payment. Most districts have breaks in their school semesters, making a move easier for families with children. Sixty percent of the moves that occur each year happen over the summer. In addition, homes are often sold for four percent more during the spring and summer than they are over the winter and fall.
For the most part, winter is the least desirable time of year to list your home for sale. The holidays keep most people's minds focused away from purchasing property, and the prospect of having to deal with the stress of buying a home on top of holiday travel and gift purchases makes most people opt to wait until the season is over with. Of course, there are exceptions to every rule, and people looking to buy a home as a holiday gift for their families do purchase properties. These instances are often simpler processes than usual, since buyers are in a hurry to close on the house before Christmas and offer less resistance to terms.
It's also worth noting that some areas don't benefit quiet as much from the changing seasons as others. Hot areas such as Florida, Southern California and Silicon Valley don't usually see as many drastic fluctuations in price or sells due to weather, as their climates remain the same for much of the year. But aside from regional differences, choosing to list your property on the real estate market in the spring is the best way to put the odds in your favor. With sales more frequent and for a bit more money, you should usually stick to the warm months when it comes to selling your home.
