Los Altos ZIP codes do not behave the way most buyers expect. Currently, two residential codes serve this area: 94022 and 94024. Neither aligns with a single city boundary, both Los Altos and the separately incorporated city of Los Altos Hills carry addresses in both ZIPs.

A third number, 94023, appears in some national databases as a Los Altos code. That number, however, is purely administrative. No residential delivery addresses, no MLS results, nothing.

What Does the Los Altos ZIP Codes Map Show?

Los Altos runs on two residential ZIP codes: 94022 and 94024. That's it. Both the city and the separately incorporated City of Los Altos Hills share them. Neither code matches one city cleanly. ZIP 94022 picks up most of Los Altos Hills plus the western portion of Los Altos, including the downtown Village district. The 94024 picture sits east. Single-family homes still dominate that side, alongside condominiums and townhomes that don't exist on the hills side at all. What about 94023? Post office box designation only. No homes carry it. But the boundary issue runs deeper than a database quirk. Los Altos Hills is not a neighborhood of Los Altos. It's a separately incorporated town. Different council, different zoning code, different rules from what the City of Los Altos permits.

The hills, however, have no commercial streets at all. Notably, no public schools exist within town limits either. That gap between estate living and suburban living defines the two Los Altos ZIP codes more than any line on a map.


ZIP Code 94022: Los Altos Hills and Western Los Altos

ZIP code 94022 climbs into the lower foothills at the western edge of this part of Santa Clara County. That hillside geography belongs to Los Altos Hills. The town's zoning has no equivalent in nearby flatlands. On the city side of the boundary, the same 94022 code covers central and western Los Altos, including the downtown Village district.

If you search 94022 looking for condos, townhomes, attached units, you won't find that product available on the hills side. Minimum lot sizes in Los Altos Hills rank among the largest in Santa Clara County. Couple those limits with deed restrictions in some neighborhoods which further dictate what you can build or remodel, and you have a community where housing stock turns over at a glacial pace.

Consequently, condominiums do not exist within town limits. That is not a market condition. It is, in fact, a zoning absolute that has been in place since the town incorporated in 1956, according to California Department of Finance records.

Importantly, school district assignment inside 94022 depends on which city an address falls in. Los Altos School District serves the eastern half of Los Altos Hills and most of the Los Altos city portion of this ZIP, according to California Department of Education records. Palo Alto Unified School District, however, covers the western half of Los Altos Hills, a boundary drawn in 1956 and unchanged since, per town records. Always verify the address first.

Currently, no public school operates within Los Altos Hills regardless of which district an address falls under. Egan Junior High is at 100 West Portola Avenue in Los Altos (94022). Almond Elementary is at 550 Almond Avenue in Los Altos (94022). Consequently, hills students travel out.

Within ZIP code 94024 there are two LASD school campuses: Blach Junior High School (1120 Covington Road) and Covington Elementary School (205 Covington Road). Grades 9-12 are primarily served by Mountain View-Los Altos Union High School District, with a small portion served by Fremont Union High School District east of the city limit. But school districts in 94024 don't follow ZIP boundaries, they follow street boundaries. Two houses on the same block can potentially get their elementary schooling from completely different districts depending on which side of the boundary they fall on. Again, not a trivial issue.

Same ZIP code, totally different ballgame. Los Altos Hills is a separately incorporated city with its own elected government, its own zoning ordinance and approximately 9.3 square miles of gently rolling foothill land just north of flatland Los Altos. Completely different rules. The Hills zone prohibits multifamily dwellings within city limits. Which means no condos, no townhomes, no retail strips, and no public schools within city limits. Huge lots only. But why should this matter to you when you run your search? Because if you search 94022 or 94024 you get Los Altos Hills addresses mixed in with city-of-Los-Altos addresses since both cities share those ZIP codes. Easy fix. Include the city name in your search. Privacy is what buyers are seeking when they look to the Hills. Los Altos Hills lots are several times larger than what you'll find just south in Los Altos proper.

However, what Los Altos Hills offers is residential land at a scale that does not exist in the surrounding flatland cities. Conversely, modest parcels almost never appear. Estate-sized lots with privacy and hillside views are the standard, not the exception.

No public school operates within Los Altos Hills. Students travel outside town limits for every grade level. The eastern half of the town draws from Los Altos School District; the western half goes to Palo Alto Unified, a boundary drawn in 1956 that has not changed since.

Single-family only, that is what Los Altos Hills zoning allows. No condos, no townhomes, nothing attached. These searches pull Los Altos Hills results specifically, regardless of which ZIP code the address carries.


What Qualifies as Luxury in Los Altos and Los Altos Hills?

Both cities are expensive. What separates the upper tier from the rest of the market is price point, lot size, and view, and those thresholds look different in Los Altos than in Los Altos Hills. Specifically, the search filters below default to each city's upper tier. Buyers can adjust both inside the search results to fit a specific budget.

In particular, the price floor for upper-tier properties in Los Altos sits well above the county median, per current MLS data. What School Districts Serve Los Altos ZIP Codes?

Addresses within the Los Altos ZIP codes are served by five separate public school districts. Los Altos School District serves the majority of TK through 8 students who live within the City of Los Altos as well as eastern half of Los Altos Hills. Mountain View-Los Altos Union High School District serves grades 9 through 12 for those same addresses. After that it gets a little tricky. Western Los Altos Hills is served by Palo Alto Unified all the way through grade 12. However, the eastern boundary slices through two additional districts entirely. Cupertino Union brings students from that section all the way through 8th grade, and Fremont Union provides high school education for those same residents.

Why is this important? School boundaries are drawn independently of ZIP codes, which means two homes right next to each other can fall into two different school districts. Double check by street address, not ZIP code. The school district's enrollment office can verify any address. One call will do it. Don't waste time with third party boundary maps for Los Altos.

Los Altos School District (lasdschools.org) operates seven TK-6 elementary schools and two junior highs with an enrollment of about 3,500. Palo Alto Unified serves the western half of Los Altos Hills through grade 12 for its portion. Additionally, Mountain View-Los Altos Union High School District (mvla.net) picks up grades 9 through 12 for LASD-served students in both the City of Los Altos and the eastern portion of Los Altos Hills. Are There ADUs and New Construction in Los Altos?

State law changed the math. California AB-68 (2019) and SB-9 opened ADU permitting statewide, Los Altos and Los Altos Hills both included. Lot eligibility, however, runs address by address. Setback requirements vary. Existing site coverage limits vary too. The scope of the proposed unit varies parcel by parcel. The ZIP code does not answer any of it.

Los Altos Hills has the lot size in many cases. The design review process, however, is strict and adds a layer that flatland city projects do not typically face. Plan extra months.

In Los Altos city, ADU activity has been most visible on single-family lots with sufficient rear yard depth to support a detached unit. Guest houses, garage conversions, and junior ADUs all show up in city permit records. Similarly, multigenerational and next-generation home configurations show up in the larger-lot sections of 94022, where existing footprint and lot size sometimes accommodate a secondary unit without a full rebuild. Lot size drives feasibility.

Verify with city planning department that the secondary structure has a permit before you close. You have to have them verify that before you buy, not after. However, never assume it's legal.

New single family construction is similarly limited in both cities. Los Altos benefits from some infill on re-developed parcels. However, there are few developable lots available. Hillside geography, large minimum lot sizes, and design review each greatly slow the process.

How Do Property Taxes Work in Los Altos?

Property taxes in Los Altos are governed by California Proposition 13 (1978), Proposition 8 (1978) and Proposition 19 (2020), as stated by California State Board of Equalization. The assessed value of a property is fixed at the time of purchase and cannot be increased until the property is sold. Upon resale, the property is reassessed at current market value. Changes were made to rules regarding transfers between parents and children with Proposition 19 in 2020. Property taxes are managed by the Santa Clara County Assessor, which serves Los Altos and Los Altos Hills.

Mello-Roos could also be in effect. Certain properties in Santa Clara County are subject to community facilities district taxes in addition to the base tax rate.
