About Sunnyvale, California

Sunnyvale doesn't get talked about the way Palo Alto or Cupertino does. That's its advantage. Wedged between Apple's campus in Cupertino, the Googleplex in Mountain View, and nearly every other major tech employer in Santa Clara County, it's the second most populous city in the county — roughly 157,000 people — and one of the most overlooked by buyers coming from out of state.

A few things about Sunnyvale that tend to surprise people: it's the only city in California run entirely by a city-manager model of government. No mayor. No city council gridlock. The result is unusually competent municipal services and infrastructure that actually gets maintained. Downtown Murphy Avenue is legitimately lively — a pedestrian street with real foot traffic on weekend evenings, not a mall dressed up as a downtown. The Saturday farmers market draws 100+ vendors year-round. Nearly 40% of residents were born outside the U.S., which is why the dining scene punches so far above its weight.

The school situation is complicated. That's the single thing buyers most need to understand before making an offer. Three elementary districts, two high school districts, and boundaries that don't follow zip code lines. More on that in the schools section — but it matters a lot. Read more in our Living in Sunnyvale guide and our overview of the best places to live in Silicon Valley.

Where Is Sunnyvale, California?

Sunnyvale covers roughly 22 square miles in the northwestern part of Santa Clara County. Mountain View sits to the northwest, Cupertino to the south, Santa Clara to the east, and NASA Ames/Moffett Field to the north. Highway 101 runs along the top of the city; El Camino Real cuts through the middle; Highway 85 clips the southern edge. Those three roads are how most people get to work.

Two Caltrain stations — Sunnyvale and Lawrence — give the city real rail access to San Francisco (60–75 minutes) and San Jose (about 20 minutes). No car required for either. VTA fills in the gaps locally. SJC is 9 miles east, which matters if you’re flying domestic regularly and want to skip SFO entirely. SFO is 27 miles north when you need it.

🍎 Apple Park, Cupertino

~2 miles south on Wolfe Road or Highway 85. For Apple employees, Sunnyvale is often the most strategically located city in the entire region — a 5–10 minute commute in most conditions.

🔍 Googleplex, Mountain View

~3 miles northwest via Highway 101 or Central Expressway. One of the shortest tech campuses commutes in Silicon Valley — easily bikeable in good weather via the Stevens Creek Trail.

💼 LinkedIn HQ, Sunnyvale

LinkedIn’s global headquarters is right here in the city on Stierlin Court. For LinkedIn employees, Sunnyvale is home field — no commute required in many cases.

✈️ SJC Airport (Mineta San Jose)

9 miles southeast via Highway 101. A quick 15–20 minute drive for frequent business travelers who want to skip SFO entirely. Most Sunnyvale households prefer SJC for domestic travel.

🏔️ Stevens Creek Trail / SF Bay

Sunnyvale’s Baylands Park delivers direct waterfront access less than 2 miles from downtown. The city sits at the edge of Silicon Valley’s largest open space corridor along the bay.

🏖️ Santa Cruz Beaches

~35 miles southwest on Highway 85 to Highway 17 — the classic Silicon Valley weekend escape. On a clear weekday morning you’re on the sand in under an hour. Friday afternoons, budget 90 minutes.

Sunnyvale, CA Zip Codes — What They Mean for Buyers

Sunnyvale has four residential zip codes — and which one a house sits in matters enormously if you have school-age kids. We’re not talking small differences. The same home type on opposite sides of El Camino Real or Lawrence Expressway can fall into entirely different school districts, with a price gap of $200,000–$500,000 to match. Three elementary districts serve this city (Sunnyvale School District, Cupertino Union School District, and Santa Clara Unified) plus two high school districts (Fremont Union and Santa Clara Unified). Which one applies to a specific address is determined by the address itself — not the zip code. A single block can be the difference. Explore the full Santa Clara County zip code map to see all boundaries.

94087South Sunnyvale

The most sought-after zip in Sunnyvale. South of El Camino Real, many homes fall within the Cupertino Union School District and Fremont Union High District. Homes in Serra Park & Belleville routinely reach $3M+.

94086Central / Downtown

Contains Downtown Sunnyvale, Murphy Avenue, and the Heritage District. Mix of Sunnyvale SD and Santa Clara Unified. Median SFH: ~$1.7M–$2.0M. Best access to Caltrain and restaurants.

94085Central / East Sunnyvale

Between Highway 101 and Central Expressway. Older, established neighborhoods. Close to Highway 101 tech campuses. Primarily Sunnyvale SD. More affordable entry points from ~$1.3M.

94089North Sunnyvale / Baylands

North of Highway 101, adjacent to NASA Ames and Moffett Field. Closest to Sunnyvale Baylands Park. Mix of residential and industrial. Lower price points with strong commute access.

Pro Tip from Don Orason: In zip code 94087, the difference between a home zoned to Cupertino Union School District vs. Sunnyvale School District — sometimes just a single block — can represent $200,000–$400,000 in purchase price. Homestead High School attendance boundaries in particular command a dramatic premium. With over 35 years of local transactions across all four Sunnyvale zip codes, I verify which streets fall within the highest-demand school boundaries during every buyer consultation. Cost of Living, Safety & Jobs — The Big Three

These are the three searches that drive almost every Sunnyvale relocation decision. Here are clear, honest answers. Also worth reading: our 10 pros & cons of living in Silicon Valley.

💰

Cost of Living

Roughly 123.8% above the national average (C2ER/Apartments.com, June 2025). Housing drives almost all of it. Median SFH in December 2025 came in around $1.7M (Redfin), price per square foot near $1,200. The median household income of $189,042 helps — but not enough to make this easy for most families.

  • Median SFH sale price: ~$1.7M (Dec 2025, Redfin)
  • Price per sq. ft.: ~$1,200
  • 1-BR apartment: ~$2,950/mo average
  • 2-BR apartment: ~$3,450/mo average
  • Sales tax: 9.25% (Santa Clara County)
  • Property tax: ~1.25% of assessed value annually
  • Groceries: ~42.5% above national average
🛡️

Safety

Consistently one of the safer mid-sized California cities. Violent crime rate sits around 0.25% (ERI, 2024) — well under the state average. Here’s what most people don’t know: Sunnyvale doesn’t have a separate police and fire department. It runs a combined Department of Public Safety — the only major California city that does. Faster response times, and it shows.

  • Violent crime rate: ~0.25% (ERI, 2024)
  • Property crime rate: ~1.92% (ERI, 2024)
  • Sunnyvale Dept. of Public Safety: combined police/fire model
  • South & West Sunnyvale: consistently lowest crime rates
  • City maintains strong neighborhood watch culture
  • Safer than San Francisco, Oakland, and San Jose overall
💼

Jobs & Careers

Hard to overstate this. LinkedIn and Yahoo! are headquartered right here. Juniper Networks, Synopsys, Fortinet, Intuitive Surgical, AMD, NetApp, Lockheed Martin. Apple Park is 2 miles south. Google is 3 miles northwest. For a city of 157,000 people, the employer density is extraordinary. Unemployment around 4.1% (Federal Reserve, 2025), and a median household income of $189,042 that reflects who actually lives here.

  • Major HQs in city: LinkedIn, Yahoo!, Juniper Networks, Synopsys
  • Apple Park (Cupertino): ~2 miles south
  • Googleplex (Mountain View): ~3 miles northwest
  • Unemployment: ~4.1% (Federal Reserve, 2025)
  • Median HH income: $189,042 (U.S. Census)
  • Defense & aerospace: Lockheed Martin, Raytheon also present

The Real Math Behind the Price Tag

Let’s be direct: at $1.7M median with 20% down, you need $340,000 cash plus closing costs, and realistically $325,000–$380,000 household income to service the mortgage without constantly stressing. That’s a lot. But two software engineers at mid-to-senior Bay Area comp levels can get there. It’s not theoretical — it’s how this market is actually bought.

The more common path: start in 94085 or 94086 at $1.3M, build equity for 5–7 years, move up to 94087 when the school timing is right. People who bought at Sunnyvale’s ~$1.3M median back in 2019 are sitting on significant appreciation today. The demand drivers aren’t going away — finite land, the world’s densest tech employment corridor, and top-tier schools in the right zones. CalHFA down payment assistance may provide $40K–$50K for qualifying first-time buyers in certain scenarios.

Commute Times from Sunnyvale to Major Tech Campuses & Destinations

This is Sunnyvale’s strongest selling point for most buyers. Most major campuses are genuinely close — closer than from anywhere in San Francisco, Oakland, or the East Bay. Times below are typical off-peak estimates from Google Maps and Waze; add 35–55% during morning and evening rush (7–9 AM, 4:30–7 PM). Caltrain from Sunnyvale Station gets you to San Francisco in about 65–75 minutes and San Jose in 20. Most major employers — Apple, Google, LinkedIn — run shuttle routes from Caltrain stops too.

Destination Distance Off-Peak Drive Rush Hour Rating
LinkedIn HQ (Sunnyvale) 0–3 mi 5–12 min 10–20 min Easy
Apple Park, Cupertino 2 miles 5–10 min 10–20 min Easy

Best Neighborhoods in Sunnyvale, CA

Sunnyvale neighborhoods are more physically similar to each other than in a city like San Jose — mostly ranch homes, cottages, and townhomes across a flat grid. What actually separates them is school district assignment and proximity to employers. Don’t let anyone tell you otherwise. The 94087 zip is where the premium lives. Here are the neighborhoods buyers ask about most.

Most Sought-After

Serra Park & Belleville

The crown jewel. South of Fremont Avenue and west of Hollenbeck, homes here feed West Valley Elementary, Cupertino Middle, and Homestead High — a K–12 trifecta that buyers will pay dearly for. Most properties are within walking distance of school campuses. Expect competition. In any market condition.

🏫 Cupertino Union & FUHSD🏠 SFH ~$3M+🚵 Walkable to schools
Premium Family

Cherry Chase & Cumberland

Also in 94087. Falls within Cumberland Elementary (Sunnyvale SD) and Homestead High (FUHSD). A notch more accessible on price than Serra Park, but still strong. Classic single-story ranch homes on established streets, mature trees, the kind of block where families stay for decades. One of the most stable pockets in the city.

🏫 Sunnyvale SD & FUHSD🏠 SFH ~$2.5M+⚫ Quiet, Established
Downtown Living

Heritage District & Washington Park

Central Sunnyvale’s most walkable stretch, right around Murphy Avenue’s restaurant strip and the Caltrain station. Mix of older SFH, newer townhomes, condos. Schools vary — some addresses fall in Sunnyvale SD, others in Santa Clara Unified. Best fit for buyers who care more about not owning a car than getting into the top school zone.

🏫 Mixed districts🏠 SFH ~$1.7M–$2.1M🚌 Caltrain access
Best Entry Point

Lakewood Village & Ponderosa

Accessible entry-point neighborhoods in 94085 and 94086. Lakewood Village has a community feel, decent parks, and solid Highway 101 access. Ponderosa Park draws buyers specifically for Santa Clara Unified schools. A good starting point for buyers who are building toward an eventual move to 94087 once equity builds.

🏫 Santa Clara Unified & Sunnyvale SD🏠 SFH ~$1.4M–$1.9M📈 Good appreciation
Eichler Enthusiasts

Birdland & Raynor Park

Sunnyvale is genuinely one of the best cities in the country to buy an Eichler — those mid-century modern flat-roof, glass-wall homes Joseph Eichler built across California in the 50s and 60s. Birdland and Raynor Park have meaningful concentrations of them. Most sit in Santa Clara Unified’s boundaries, near Apple’s North campus expansion. Buyers who want architectural character and don’t need the CUSD school premium start here.

🏫 Santa Clara Unified🏠 Eichlers ~$1.5M–$2.2M🏭 Architectural character
North Sunnyvale

North Sunnyvale & Baylands Area

94089, north of Highway 101. Most affordable entry points in the city, and direct access to Baylands Park and the SF Bay Trail. Some blocks mix residential and industrial zoning — worth researching specific streets before buying. Strong ADU investment case given employer proximity. Right fit for buyers who care about space and value more than school zone premium.

🏫 Sunnyvale SD / Santa Clara Unified🏠 SFH ~$1.2M–$1.6M🌿 Bay & wetlands access

Schools in Sunnyvale, CA — A Complete Guide

This is the section that matters most for most buyers. Sunnyvale’s school landscape is genuinely complicated, and getting it wrong is expensive. Three elementary districts serve this one city: Sunnyvale School District, Cupertino Union School District, and Santa Clara Unified. Two high school districts: Fremont Union and Santa Clara Unified. Which one applies to a specific property comes down to the address — not the zip code, not the neighborhood name, not what the seller tells you. One block of difference can mean a completely different school assignment and a $200,000 price swing.

The Rule Buyers Must Know: Homes within the Cupertino Union School District (CUSD) + Fremont Union High School District (FUHSD) combination — particularly those feeding Homestead High — command the highest premiums in Sunnyvale, often exceeding similar homes in other zones by 15–30%. Always verify enrollment eligibility directly with the district before making any offer.

School Type / Grades District Niche Grade Note
Homestead High School Public, 9–12 Fremont Union High SD A+ #74 in CA (Niche 2026); top college prep record
Fremont High School Public, 9–12 Fremont Union High SD A #271 in CA; strong STEM & diversity
Wilcox High School Public, 9–12 Santa Clara Unified SD A+ Serves east Sunnyvale / Birdland area
West Valley Elementary Public, K–5 Cupertino Union SD A+ Highly coveted; Serra Park & Belleville zone
Cupertino Middle School Public, 6–8 Cupertino Union SD A+ Feeds Homestead High; top academic outcomes
Cherry Chase Elementary Public, K–5 Cupertino Union SD A Cherry Chase neighborhood zone
Sunnyvale Middle School Public, 6–8 Sunnyvale SD B+ Serves most of central Sunnyvale
Cumberland Elementary Public, K–5 Sunnyvale SD A Cherry Chase & Cumberland neighborhoods
Stocklmeir Elementary Public, K–5 Cupertino Union SD A Ortega Park neighborhood zone
Nimitz Elementary Public, K–5 Cupertino Union SD A Ortega / Sun Arts area

Private Schools & Higher Education Near Sunnyvale

Private options in and near Sunnyvale include The King’s Academy, Helios School, BASIS Independent Silicon Valley, and Sunnyvale Christian School. For college proximity, Santa Clara University is 6 miles east, Stanford 11 miles northwest, San Jose State 10 miles southeast. De Anza and Mission College cover the community college side. You don’t need to live in Palo Alto to be close to world-class higher education.

🏫

CUSD + FUHSD Combination

Homes zoned to Cupertino Union (elementary) and Fremont Union High (Homestead) are the most valuable addresses in Sunnyvale. This combination reflects the region’s highest test scores and college-prep outcomes.

📋

Always Verify Before Buying

School boundary maps shift. Never assume based on zip code, neighborhood name, or seller’s assertion alone. Contact each district directly with the specific property address before submitting an offer.

📚

Sunnyvale School District

Serves the majority of central and western Sunnyvale. Solid district with multiple well-rated elementary schools. Feeds primarily into Fremont or Homestead High depending on the specific address zone.

🎖

Santa Clara Unified

Serves portions of east Sunnyvale, the Birdland area, and Ponderosa. Wilcox High School is a solid A+ option. Less premium-priced than CUSD zones but still high-performing by national standards.

Moving to Sunnyvale, CA — What You Need to Know

Sunnyvale is one of the most searched relocation destinations in California, and it’s not hard to see why — dozens of major employers within five miles, a walkable downtown, and weather that almost feels unfair. Here’s what to actually expect when you arrive, and what to do before the moving truck shows up.

Why People Love Living Here

  • Shortest tech commutes in the entire Bay Area for multiple major campuses
  • Walkable, genuinely lively downtown (Murphy Avenue) with real neighborhood character
  • Mediterranean climate — 300+ sunny days, mild winters, virtually no fog
  • Extraordinary cultural diversity — world-class international dining

  • Sunnyvale Dept. of Public Safety = consistently fast emergency response
  • Excellent parks, Bay access, and the SF Bay Trail for outdoor recreation
  • City government known for efficiency and well-maintained public infrastructure

The Honest Challenges

  • Housing costs are 368% above national average — entry-level SFH starts ~$1.3M
  • School district complexity requires deep research before buying — wrong zone = lower schools at same price
  • Traffic on El Camino Real and Highway 101 during peak hours is genuinely bad
  • Limited nightlife and arts scene compared to San Francisco or downtown San Jose
  • Rental market is very competitive; expect to move fast on desirable listings
  • Property tax on a $1.7M home runs ~$21,000/year before Mello-Roos or HOA fees

Weather in Sunnyvale, CA — What to Expect

Sunnyvale gets around 300+ sunny days per year (NOAA/U.S. Climate Data). Warm, dry summers. Mild winters. Basically no fog — the Santa Cruz Mountains block the marine layer that makes San Francisco miserable from June through August. Average high is 71°F, average low 49°F (HomeSnacks, 2024). Annual rainfall averages 17.4 inches, almost entirely between December and March. There is no snow. The honest caveat: September and October bring wildfire smoke from regional fires on some years — budget for an air purifier.

Spring 🌸 60–72°F
Warm, clear, and gorgeous. Light jacket in the evenings. Best hiking season begins.
Summer ☀️ 72–90°F
Warm and virtually rain-free. A/C helpful in peak July–August. Evenings cool down reliably.
Fall 🍂 60–78°F
Often the best weather of the year. Occasional wildfire smoke in Sept/Oct — invest in an air purifier.
Winter 🌂 40–60°F
Mild and occasionally rainy. Snow is essentially unheard of. Sweater weather, not parka weather.

People who move here from the Midwest or East Coast consistently report the same thing: the weather alone was worth it. Sunnyvale averages roughly 140 more sunny days per year than San Francisco. That gap adds up. It changes how often you go outside, whether you bike to work, how the evenings feel. More than any other factor, it’s the thing newcomers didn’t anticipate.

Things to Do in Sunnyvale, CA

For a mid-sized suburban city, Sunnyvale holds up surprisingly well. Murphy Avenue on a Friday evening, the farmers market on a Saturday morning, Baylands Park at low tide — there’s a genuine daily quality of life here that people don’t just tolerate while commuting. The highlights:

🌿
Sunnyvale Baylands Park

Over 70 acres of developed parkland plus 105 acres of protected seasonal wetlands at the edge of San Francisco Bay. Hiking, biking, birdwatching (150+ species including great blue herons and snowy egrets), picnic facilities, and direct access to the 300-mile SF Bay Trail. $6 vehicle entry fee; free for pedestrians and cyclists.

🍶
Downtown Murphy Avenue

Sunnyvale’s lively main street — named for pioneer settler Martin Murphy Jr. A pedestrian-friendly corridor of restaurants, bars, boutiques, and coffee shops. Home to the historic Murphy Avenue clock tower and the Tools of Technology arch. Weekend evenings bring a genuine neighborhood energy that most Silicon Valley cities can’t match.

🍋
Sunnyvale Certified Farmers Market

Every Saturday morning, year-round (9 AM–1 PM) at Murphy and Washington Streets. One of the best in the Bay Area, with 100+ vendors, live music, local produce, artisan foods, and a community vibe that gives downtown its beating heart. Summer brings stone fruit; winter brings persimmons and citrus.

🏭
Sunnyvale Heritage Park Museum

Free museum at 570 E. Remington Drive. Pre-Silicon Valley history — back when this whole valley was called the “Valley of Heart’s Delight” for its apricot and cherry orchards. Restored orchard, historical barn on the grounds. Worth an hour if you want to understand what this land looked like before the chip fabs moved in.

🎲
Golfland USA Sunnyvale

A 35-year Sunnyvale institution at 855 E. El Camino Real with miniature golf, video arcades, batting cages, and laser tag. Genuinely fun for families and well-maintained by local standards. Great for birthday parties and rainy weekend afternoons alike.

🎗
Jazz & Beyond Festival

Every Saturday evening from July through August on Murphy Avenue, the city closes the street for free outdoor jazz concerts starting at 5:30 PM. One of Silicon Valley’s best free annual traditions — bring a blanket, grab food from the surrounding restaurants, and spend an evening the way Sunnyvale locals do.

🏊
Las Palmas Park & Spray Pad

One of Sunnyvale’s most beloved family parks, with two lakes stocked for fishing, tennis courts, a skate park, and a water spray pad open April through October. Mature shade trees make it a go-to for hot summer afternoons. The resident wild parrots occasionally make an appearance in the evenings.

🚶
SF Bay Trail & Cycling Culture

Sunnyvale is a Bicycle Friendly Community (League of American Bicyclists). The John W. Greenbelt (2.7 miles), the SF Bay Trail corridor (300 miles total), and the city’s extensive on-street bike lanes make car-free commuting genuinely viable for many residents. The flat terrain helps considerably.

Day Trips from Sunnyvale

Santa Cruz is 35 miles southwest — 50 minutes off-peak on Highway 85 to 17, 90 minutes on a Friday afternoon (budget accordingly). Napa Valley is about 80 miles north, roughly 90 minutes. Yosemite is 185 miles east, around 3 hours in light traffic — doable as a two-day trip. Carmel is 75 miles south. San Francisco on Caltrain is honestly the best call; skip driving and the parking.

Best Restaurants in Sunnyvale, CA

Sunnyvale’s dining scene is underrated. Seriously underrated. Close to 40% of residents were born outside the U.S. — and that shows up in the food. Afghan, Middle Eastern, Persian, Indian, Korean, Vietnamese, Mediterranean. Outstanding options within a square mile of downtown. Murphy Avenue is the spine of it, with quality spilling onto El Camino Real and Mathilda.

Landmark Favorites

  • DishDash — The city’s most celebrated restaurant. Award-winning Middle Eastern cuisine at 190 S. Murphy Ave. Lamb dishes, fresh-baked pita, legendary hummus. Book ahead on weekends. Locals consider it a true Sunnyvale institution.
  • Kabul Afghan Cuisine — A Sunnyvale original that has earned a loyal following for decades. Exceptional kadu (pumpkin) and lamb dishes in a warm, family-run setting. Authentic in a way that is increasingly rare.
  • Valley Goat — American comfort food done with serious technique. Consistently packed, which says everything in a city with this much dining competition.

Casual & International

  • Chelokababi Persian Cuisine — One of the South Bay’s best Persian restaurants. Rich kebabs, lamb stews, and the kind of rice technique that requires years to perfect.

Best Coffee Shops in Sunnyvale, CA

The coffee scene here is better than it has any right to be for a Silicon Valley suburb. The tech population, the work-from-anywhere culture, and a downtown that actually draws foot traffic have produced something real. The stretch of independent shops on and around Murphy Avenue is the best concentration in the South Bay outside of downtown San Jose.

Parks, Trails & Outdoor Recreation in Sunnyvale, CA

Sunnyvale maintains 772 acres of parks and open space (City of Sunnyvale) for a city of 157,000. That’s a solid figure for a fully built-out urban grid. The crown jewel is Baylands, but the neighborhood park network is genuinely strong throughout.

🌿 Wetlands Preserve & Trails

Sunnyvale Baylands Park

The city’s signature outdoor destination at 999 E. Caribbean Drive. 70+ acres of developed parkland, 105 acres of protected seasonal wetlands, and direct access to the 300-mile SF Bay Trail. 🚶 Active Recreation

Washington Park

One of Sunnyvale’s most active parks with four baseball diamonds, six tennis courts, a skate park, and newly renovated playground equipment. The outdoor fitness area draws sunrise workout regulars. Regularly hosts the Summer Series Music Market and community events on the lawn.

🎈 Scenic Cycling

SF Bay Trail (Sunnyvale Section)

Sunnyvale’s segment of the 300-mile bay-hugging trail is flat, paved, and spectacular at low tide when shorebirds feed on the mudflats. Access from Baylands Park at 293 Caribbean Drive (near Google Parkway). Connects north to Mountain View and south toward San Jose Bay Trail segments. Sunset rides here are a Sunnyvale tradition.

Frequently Asked Questions About Sunnyvale, CA

Is Sunnyvale a good place to live in 2026?
For tech workers and their families, yes — it’s one of the most strategically positioned cities in the country. Apple, Google, LinkedIn, Yahoo!, and dozens more within a 5-mile radius. Strong school options in the right zones. 300 sunny days a year. A walkable downtown that most Silicon Valley cities genuinely can’t match. The honest challenge: $1.7M median SFH requires serious income and down payment resources. But Sunnyvale also has something most Bay Area cities don’t — real price variation across its four zip codes. Buyers can enter at lower points and build toward the premium zone. What is Sunnyvale, CA best known for?
Nationally, Sunnyvale is the HQ city for LinkedIn, Yahoo!, Juniper Networks, and Synopsys — a core node in the tech corridor. Locally, the city is known for things visitors rarely expect: the Saturday farmers market is one of the Bay Area’s best. DishDash and Kabul Afghan Cuisine have devoted followings across the region. Murphy Avenue has real weekend energy. And Sunnyvale Baylands Park — 175 acres of wetlands and trails — is genuinely beautiful at sunset, especially when the tide is out and the shorebirds are feeding. It also happens to be the largest U.S. city run entirely by a city-manager model, which shows up in how well the roads and public spaces are maintained. Read more in our Living in Sunnyvale guide →
What salary do you need to live comfortably in Sunnyvale?
Renting a 2-BR with a roommate: $95,000–$110,000 a year gets you there reasonably comfortably. Renting solo: closer to $130,000+. Buying at the ~$1.7M median is a different conversation entirely. You need $340,000 cash for a 20% down payment plus $30,000–$40,000 in closing costs. At 6.25% on a 30-year fixed, monthly PITI runs $10,000–$11,500. Most lenders want to see $380,000–$430,000+ household income to qualify comfortably. The most realistic path: two tech incomes, often combined with equity from a prior property or a stock liquidity event. CalHFA down payment assistance may provide $40K–$50K for qualifying first-time buyers.
Which Sunnyvale zip code has the best schools?
94087 is where the top school zones sit — specifically homes within the Cupertino Union School District for elementary and middle school, and Fremont Union High School District for high school. Serra Park & Belleville (West Valley Elementary + Cupertino Middle + Homestead High) is the gold standard combination, and priced accordingly — often $3M+. Cherry Chase & Cumberland offers excellent outcomes at a lower entry point. The critical thing people miss: school assignment is determined by the specific address, not the zip code alone. Multiple elementary districts overlap in 94087. I have seen buyers assume they were buying into a particular district, close on the house, then find out the boundary line was two blocks away. Always verify directly with the district before making an offer. Call Don before you make an offer.
How does Sunnyvale compare to neighboring Cupertino for buying?
Cupertino has one school district throughout (CUSD + FUHSD), which makes research straightforward. Sunnyvale’s 94087 — in the right zone — gives you effectively the same school system at 15–25% lower price per square foot. That’s the case for Sunnyvale. The catch: you have to find and verify those specific addresses. Outside the premium zones, Sunnyvale has more price flexibility, a much livelier downtown, and honestly better dining. Cupertino gives you uniform district quality that’s easier to research without a local expert.
What are the best restaurants in Sunnyvale?
DishDash on Murphy Ave is the answer most locals give first — award-winning Middle Eastern, regulars who have been going for 20 years, and deservedly so. Kabul Afghan Cuisine has earned a devoted following for decades with exceptional lamb and kadu. For something more casual, Pacific Catch handles West Coast seafood reliably. Meyhouse is the pick for modern Israeli with real vegetarian depth. Rice Junky for Japanese comfort food. Off the Rails Brewing Co. for a local beer and solid pub food on Murphy itself. And don’t overlook what’s on El Camino Real — Persian, Indian, Korean, Vietnamese options that rival cities ten times this size.
Is Sunnyvale safe to live in?
Yes. Sunnyvale is consistently one of the safer mid-sized cities in California. Violent crime rate around 0.25% (ERI, 2024), well below state average. South and west Sunnyvale are the lowest-crime areas. Compared to San Francisco, Oakland, or the urban core of San Jose — it’s not close. The combined Department of Public Safety model (police and fire merged) produces faster response times than most comparable cities. It’s a genuine differentiator.
What are the zip codes for Sunnyvale, CA?
Four residential zip codes: 94087 (south Sunnyvale, most sought-after for schools), 94086 (central/downtown, Murphy Avenue corridor), 94085 (central/east, more accessible price points), 94089 (north, near NASA Ames and Baylands Park). The thing most people don’t realize: school district boundaries don’t follow zip code lines. A property in 94087 could fall in any of three different elementary districts depending on its exact address. View the Santa Clara County zip code map for a visual overview.
What is Sunnyvale’s weather really like year-round?
Near-perfect Mediterranean climate. About 300 sunny days a year, warm and dry summers (72–90°F), mild winters (40–60°F), and basically zero snow or frost. Only about 17.4 inches of annual rainfall, almost all of it falling December through March. The Santa Cruz Mountains block the marine fog that plagues San Francisco and the coast, so summers here are sunny where the coast is gray. Fair warning: some years in September and October bring wildfire smoke from regional fires that can affect air quality for a handful of days. An air purifier is a worthwhile investment.
