Will my grandchildren be welcome when they come visit me? Is there anything for them to do? Grandchildren are most welcome. As with any guest in The Villages, the resident host is expected to accompany the guest when amenities are being used. There are swimming hours for children at three of the four pools. The Bocce Courts are available for family use as are the tennis courts. The Pro Shop offers children specific golfing opportunities. There are hill lands hiking trails for those sufficiently fit to use them. The annual Fourth of July parade and festivities are also a wonderful family activity.
How difficult are the golf courses? There are several options available for the novice golfer as well as the experienced golfer. The course is challenging, but not difficult for active seniors.
We don't know anyone at The Villages. How will I make friends and meet people? The Villages is truly an active community. There are many special interest clubs, volunteer opportunities, neighborhood organizations, service organizations, religious organizations, recreational activities and classes to meet others. Many have made the comment that they are busier now than at any other time in their life.
Does The Villages have small and large homes? The Villages has 2309 condominiums and 227 single family homes. They range in size from 900 square foot condominiums to 2000 plus square foot single family homes.
Can I change the configuration of my condo inside? Do I need permission? Remodeling is allowed; however the Facilities and Maintenance department needs to be alerted if significant structural changes are planned.
What do the HOA dues cover and how are they calculated? The purchase of a condominium or single-family home at The Villages automatically includes membership in The Villages Golf and Country Club and either The Villages Association (for condos) or the Homeowners Corporation (for single family homes). HOA dues are calculated by district and adjusted square footage of residence.
Club and Association fees cover VGCC membership which provides a variety of amenities beginning with full-time property management; the Bistro & Bar, The Villages Clubhouse restaurant and four community centers; recreational options including four swimming pools and spas, six tennis courts and two bocce courts; and community services including 24/7 public safety service, a community activities director, a weekly community newspaper, Comcast cable TV, dedicated community information television channels, post office, library, billiards, and arts and crafts rooms including ceramics and woodworking. Fees cover maintenance of business offices, corporation yard, all community centers, golf course, recreational centers, common area gardening/landscaping, building exterior and street lighting, private roads, and 550 acres of open space with hiking trails. Costs for trash collection, water, and pest control are incorporated in the fees as well as insurance including property, commercial, general liability, and earthquake coverage. The Association fees also cover the expenses of maintaining buildings and landscaping of the condo properties.
I love gardening. Can I have a little garden in my patio? Yes you may. For those interested in larger gardening areas, there are two community garden sites at The Villages. For a fee, one may rent a garden plot.
Can my adult children live with me? It depends on their age and the number of occupants in the home. If they are under 45 years of age, not for more than 60 days in a twelve month period. If they are over 45 years old, yes as long as the number of occupants does not exceed the number of bedrooms plus one.
Are rentals available in The Villages if I want to try it out? Yes, there are rentals available. Most of the properties are owner-occupied. The inventory of rental property fluctuates. Please contact a realtor for availability.
